Real Estate Commission in Steinbach & Winnipeg: What You’re Really Paying For (From a Local Agent)
Real Estate Commission in Steinbach & Winnipeg: What You’re Really Paying For (From a Local Agent)
I get asked about commission all the time—“How much is it? Who pays it? What makes it go up or down?” Here’s my no-fluff breakdown of how commission works in Manitoba, what actually affects it, and how to compare quotes the smart way.
In Summary
- There’s no “standard” commission set by the province or boards in Manitoba. It’s negotiated between you and the brokerage.
- Commission can be a percentage or a flat fee. It should match the scope of services and strategy.
- GST (5%) applies to real estate commission.
- In Manitoba, you’ll sign a written service agreement that spells out services and how everyone gets paid. Read it—and ask questions.

Is There a “Standard” Commission in Manitoba?
Short answer: no. Commission is a professional fee for service. It’s based on the plan, the work, and the results you expect—not a one-size-fits-all number. Different brokerages offer different models. That’s healthy competition, and you should compare value, not just price.
Our Commission Range (Transparent & Negotiable)
Our full-service listing plans typically range from 4–6% + GST.
Commissions in Manitoba are not set by any board and are fully negotiable based on the services you choose, your property, and market conditions. Before you put us to work all details—services, inclusions, and compensation—are confirmed in a written service agreement before we begin.
Some agents charge less because they offer fewer services. Fees should match the plan and the outcomes you expect—compare inclusions, not just the number.
What tends to affect where you land in the range:
- Scope of marketing (photos, video, 3D, staging consult, paid digital ads)
- Price band & property type (rural, luxury, multi-family, unique homes)
- Market conditions (seller vs. balanced vs. buyer market)
- Complexity & risk (tenanted, estate, title/permit issues, sale-leaseback)
- Whether a cooperating amount is offered to buyer brokerages
If you want clarity, I’ll show you exactly what’s included and where that places you in the 4–6% + GST range—in writing and before we start.
Who Pays Commission?
The seller pays the total commission from the proceeds of the sale, and part of that is shared with the buyer’s brokerage.
Taxes on Commission in Manitoba
Easy one: GST (5%) applies to commission. If there are any third-party marketing costs (e.g., premium staging rentals, paid ads), we’ll outline those clearly so you know what’s included and what’s optional.
Common Commission Structures You’ll See
- Percentage of sale price
- Flat Fee (fixed dollar amount)
None of these is “right” or “wrong.” The fit comes down to your price band, timeline, and the marketing/negotiation plan.
What Actually Affects Commission (From What I See on the Ground)
- Scope of Work
Pro photos, video, 3D tours, staging consult, paid digital ads, open house strategy, pre-list inspections—if you want full exposure and a strong launch, that’s more work and cost on my side, which can affect the fee.
- Price & Property Type & Location
Rural, luxury, multi-family, or unique homes need a different approach (targeting, disclosures, buyer pool). More specialization often means more time and tools.
- Market Conditions
In a hot market, speed and timing matter; in a balanced or buyer-leaning market, we lean heavier on marketing depth and negotiation. The plan—and workload—changes with the market.
- Complexity & Risk
Tenanted properties, estate sales, tricky title/permit situations, or sale-leasebacks add coordination and diligence.
- Buyer Brokerage Compensation
If the seller is offering compensation to a buyer’s brokerage, that’s part of the total picture. If not, the buyer’s service agreement may say how their brokerage is paid. Either way, it’s in writing so everyone knows the plan.
- Team, Tools & Experience
A tight pricing model, local data, strong vendor network, and a responsive team can justify the fee when it translates into fewer days on market and stronger negotiations.
- Optional Add-Ons
Staging rentals, pre-list repairs, premium ad budgets—some clients want these; others don’t. We’ll price them transparently.
How to Compare Commission Quotes (Apples to Apples)
- Written Service Agreement: Are services, timelines, and compensation crystal clear?
- Marketing Plan: Photos, video, 3D, staging, print, paid social/search, open houses—what’s included?
- Pricing Strategy: Recent comps, absorption rate, specific plan for your price band.
- Negotiation Game Plan: Offer timing, conditions strategy, handling multiples, backup offers.
- Local Track Record: Recent DOM and sale-to-list performance for similar homes in your area.
- Communication: Who updates you, how often, and what KPIs do you see?
- Fees & Taxes: Structure, inclusions, optional costs, and GST.
If a quote looks “cheap,” make sure you aren’t giving up experience, marketing or negotiation support that could cost you far more than you save in fees.
